Where we stand

The house itself is a gracious three bedroom ranch with two and a half baths, living room, dining room, kitchen, library with fireplace, sun room, and two car garage. Age requires new landscaping, a new kitchen,  new pipes, bathroom renovations, painting throughout, and sanding and finishing of the hardwood floors which are throughout the house.

Landscape:
The only view of the house from the street is an asphalt driveway and the garage door. It is an ugly presentation and visitors do not know how to enter the house.  Half of the asphalt will be torn up and replaced with trees and grass, and a new driveway will create a circle at the front door area with a turn off to the garage.
The front door faces an alley and is not obvious from the street, and the plant material around it is junk. The plan is to install a new driveway with a circle by the front door, and to plant new deer proof material, thus making it a welcoming entry for visitors.
The back door porch is off the kitchen and the sun room, a perfect spot to build a small deck for sitting and visiting outside, away from ticks. Otherwise, there is no place on the property to be able to barbeque or visit outside.

Kitchen:

The present kitchen has 35 year old cabinets, poorly organized work surfaces, a stove with only one working burner, no dishwasher, and a 15 year old refrigerator. There is no place to sit.
